The ranch has it's own boat launch out to Lake Sardis and the miles of the Jack Fork River. Maxwell Creek (as well as "Overflow"
creek) go through the ranch. There are several ponds stocked with bass, catfish, crappie and perch. Sardis Lake is a well
known fisherman's paradise. Fishing includes channel cat, blue cat, flat head that can get over 100 lbs.
It is completely private and less than 3 hours from Dallas in South Eastern Oklahoma where there are mountains, rivers
& lakes that look just like Colorado! We usually run into no other people on the river. During the big events at Sardis
Lake, like the Coca Cola Classic bass tournament, the fisherman favor the area right by the ranch to catch the big bass.
There is plenty of wild life including bear, bob cat, mountain lion, deer, geese, wild turkey, wild boar, ducks, and beaver
that you can boat right up to. Elk are even seen walking through the town of Clayton.
This ranch is very dog friendly. There is a 14x24 kennel building with fans, and lights with
a yard that separates into two. There is a dog door into the air conditioned shop for the summer time.
The cabin is especially old dog friendly as it has a dog door into a back yard with side rails and a hill that comes off
the porch for ease of exit (see pictures).
There is a 200' well (with well house) with great water at 40 gallons a minute.
The house is a 30 x 40 2 bedroom with log siding that is 3 years old. There is also a big house site ready to build on
with septic, water and electrical hook ups ready which overlooks the valley and lake. All utilities are under ground.
There is a private log entrance way that is 15 foot high and 18 feet wide. There are three corrals and small barns. The
property is completely fenced and cross fenced. We've had up to 40 head of cattle and 20 horses on the property. Property
taxes run around $200 a year. Yes, only $200 a year. That's no typo.
